Meet Dana Hancock

Dana Hancock, Broker/Realtor

Let us introduce you to Jacksonville and the surrounding areas so you you can see for yourself why Money Magazine named it one of the Top 100 Best Places to Live. We absolutely love relocating people here and educating them on all the neat places and things that our city has to offer. The thing we hear most from these newcomers is what a friendly city it is. A large percentage of people who live in Jacksonville don't have family here, so they tend to reach out to their new friends and neighbors building strong community bonds. With an emphasis on community places, spaces and activities, it might be the perfect place for your family.

Being a mother, I'm particularly helpful with buyers who have children. We have two sons - Chase is in high school and Clay is in middle school - so can give you all the statistics on the schools and the info you may need about sports programs, preschools, etc. As a mom, I know what's important to you, and we can be most helpful.

My husband, Rick, was relocated here in 1991 and we've been happy here ever since. I was raised in Minnesota, went to college in Texas, and lived in Alabama and Florida since then. We consider Jacksonville our home.

My family resides in St. Johns County near the St. Johns River. This area is called Fruit Cove; it's in the top 10 fastest growing areas of Florida. In our spare time (which we have very little of) my family enjoys boating on the river checking out some of the beautiful terrain along it's shoreline.

Some Realtors are all business, but my team is big on having fun. My goal as a Realtor is that every transaction we're involved in be smooth as well as fun. We use top-notch mortgage people and title companies to help make that happen. We think the thing customers like best about dealing with us is that we are so accessible. We office primarily out of my home, so we're easy to reach during the day, at night, and on the weekends; and we return calls as quickly as possible.

In 2009, we closed over $13 Million Dollars!! Thanks to all my loyal customers and friends who continue to refer us to people time and time again. We would love to work with you, and add you to our list of not just satisfied, but truly happy homeowners & customers.

Real Estate Tips

Accepting An Offer >Purchase Negotiations

If you are selling your home, you should be prepared for the day your first offer comes in. When your real estate agent calls to say there is an offer on your home, you will naturally get excited. When your agent describes the offer, you will probably experience an adrenaline rush. Whether the offer is good or bad, you should just remain calm--and discuss a counter-offer with your agent. The negotiations of a purchase begin with the buyer's ideal terms and a counter offer that communicates the seller's ideal terms.

A good agent will look beyond the price when evaluating an offer. If the buyers' financial qualifications are shaky or the offer includes potentially problematic terms or conditions, your real estate agent should be there to minimize any risk to you and to address these items in your counter-offer. Your agent's job is not to make a decision for you, but to be sure that you understand fully what the offer includes and what is expected.
