Buying a Home Requires Many Difficult Decisions. Make Sure Your Realtor is a Top Local Expert.

It is probably the biggest purchase your family will ever make, and it involves many difficult decisions.

As your Realtor, here is how we will guide you through the entire process, from viewing homes and financing, to making sure the final contract is in your best interests:

- You will have full access to ALL homes available on the market, even listings not yet on the MLS, through our professional real estate affiliations.

- Our expert local knowledge of this area should be invaluable to you, not just in terms of real estate, but also schools, neighborhoods, the local economy, and more.

- We can help with NEW HOMES too! Builders are happy to have Realtors show and sell their homes, and it's smart for you to have your own representation, as the builder sales reps only work for the builder.

- Every local real estate market absolutely has its own trends and opportunities. This can vary greatly, even one neighborhood to the next. It's my job to steer you into opportunities and out of traps.

- What is the true market value of the home you are interested in? Is it priced to high? Is it a bargain that you should jump on? We help buyers make decisions like this every day, and we'll make sure that YOU get the best value for your money, too.

- Negotiating with sellers can be stressful! We will help you negotiate, so that the final contract includes your best possible terms and conditions.

- You should know everything about the property you are buying! We will view every home that you are interested in, together. And prior to closing we will make you fully aware of any and all inspections available to you.

Let us represent your best interests in your search for a new home. While you can see a million homes on the Web, actually buying your home is another matter entirely. Buyer beware!

Real Estate Tips

Pricing >The Value of Your House

One of the sayings from the "gold-rush" days--"Them that's got the gold, sets the price!"--is also a principle that applies to real estate. We say that a house is only worth what someone will pay for it, even though the owner, the bank, and the agent all have their own opinions about the "market value" of a home. In other words, no sale ever takes place until the buyer agrees with the price.

How can sellers arrive at the maximum "fair" price that buyers are willing to pay? Buyers (and appraisers) make their decision based on comparisons. While shopping for a home, buyers will visit many similar homes in their price range and measure the features of each one against the price. They decide which house offers them the maximum value for the price. Buyers do not expect a home to be a "steal" or dramatically under-priced, but they do expect it to be a fair value.

Sellers must determine the value that their home offers in order to arrive at the right price. The real estate agent will advise the sellers what buyers should be willing to pay for their home, but the asking price is set by the seller.
