Thinking About Selling Your Home Yourself?

Welcome > For Sellers > Thinking About Selling Your Home Yourself? ...

We even help "For Sale By Owners"! For just 1% of the purchase price, we'll do all the paperwork and see you through to a smooth closing!!

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions?

"How do we know you're not hiding something?" As a seller, if you fail to disclose certain things, you leave yourself wide open for lawsuits!!

"What inspections should be done?" Would you know how to handle a dispute over the inspections, or what the proper protocol is?

"How does your home compare to others like it on the market?"

"How did you determine the fair market value of this property?" What will you do if it doesn't appraise for the contract price?

"What about financing? Can you help?"

"If we make an offer, who will draw up the paperwork?"

"Since you aren't using a Realtor, we can take their fee right off the top, right?"

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different. In today's world, nothing is more important than DISCLOSURES!!

The great majority of all homes are sold using a Realtor. As professionals, it is our job to help you negotiate with all those buyers who want to offer you as little as possible for your home--not to mention preparing your home for sale, marketing it locally and even nationally, and guiding you through the complex paperwork and legal pitfalls of escrow, contract, disclosures and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard! Or, at least know that for 1% of the sales price, we are here to help with the contract and paperwork.

Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one!"

If you want to try to sell your own home, at least let us give you a sense of its true market value, and help you with all the paperwork. Tell us a bit about your home, and we'll do a quick Comparative Market Analysis and let you know what we feel it is worth. We'll also describe how we would market your property to get you the best possible price. This is free, with no strings attached. Really. Just fill out the form...

Real Estate Tips

Self Employed >No Problem

There is no doubt about the fact that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications from buyers who are self-employed than from those who work for a regular salary.

If you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. Before you begin your search for a house, it is a good idea to meet with an agent of your choice who will be happy to accompany you as you meet with one or more loan officers. They will probably want to analyze your tax returns for the past 2 or 3 years. Because people who are self-employed can write off many expenses that salaried individuals cannot, it is possible that self-employed individuals may look impoverished on paper. Try to get pre-approval from the lender, and ask for a letter to that effect which the real estate agent can attach to any offer you submit on a home. This will make you look more attractive to the sellers.
